GREENRIVER IN BRAZOS COUNTY, TX

Outside Bryan and College Station, Brazos County is 588 square miles of rolling prairie and post oak woodland between the Brazos and Navasota rivers. The unincorporated parts are small rural communities such as Smetana, Tabor, Reliance, Edge, and Peach Creek, plus a lot of acreage, hay meadow, and country homesites.

Bryan is the county seat and sits near the middle of the county, so most rural property is within about half an hour.

The ground

Uplands are claypan soils with a sandy layer on top under post oak, with a strip of darker Blackland Prairie clay along the north edge of the county and heavy bottomland clays along the Brazos and Navasota rivers, so drainage and base work change a lot from one property to the next.

Homes and lots

Mostly single homes on acreage, older farmhouses, and rural subdivisions, many on septic, with lots far larger than anything in town.
