BRAZOS COUNTY

GREENRIVER IN WELLBORN, TX

Wellborn started in 1867 as a railroad construction camp and cattle-shipping point along what is now Wellborn Road, about four miles south of College Station. College Station annexed it in 2011, and it is now a mix of old rural tracts and newer subdivisions as the city grows toward it.

Roughly 20 minutes south of our Bryan base on Wellborn Road (FM 2154).

The ground

Like the rest of the Brazos County uplands, Wellborn sits on claypan and clay soils that hold water when saturated, and much of the older land has never been formally platted or graded for drainage.

Homes and lots

Larger rural lots, including College Station’s Wellborn Estate zoning with lots of two acres or more, alongside newer subdivisions such as Wellborn Settlement and Wellborn Oaks.

Good to know

Since annexation, projects in Wellborn go through the City of College Station for permits, water in much of the area comes from the Wellborn Special Utility District, and TxDOT’s FM 2154 widening project affects access along Wellborn Road.

SERVICES IN WELLBORN

Everything we do in Wellborn.

LAWN & LANDSCAPE CARE

Wellborn mixes new subdivision yards with acre-plus lots, so one street can need a tight weekly cut and the next a larger open mow with fence lines and ditches.

OUTDOOR IMPROVEMENTS

On the larger Wellborn lots landscaping is usually concentrated around the house, with beds, lighting, and trees used to frame a home that sits back from the road.

SITE & PROPERTY WORK

Much of the older Wellborn land was never formally platted or graded, so driveways, culverts, and drainage often have to be worked out on a lot that has no engineered fall.

OUTDOOR LIVING

Acre-plus lots give room for bigger covered patios and outdoor kitchens set farther from neighbors than a typical College Station backyard allows.

OUTDOOR STRUCTURES

Shops, barns, and pavilions are common on Wellborn’s estate-sized lots, and they still go through the city for permits now that the area is inside College Station.

TURF, FENCES & COURTS

Fencing in Wellborn ranges from subdivision privacy fences to long perimeter runs on acreage, and the city’s fence rules apply in both.
